Notary fees calculator 2026

Work out how much notarisation will cost when buying property or for another transaction. The calculator includes the notary fee, VAT, the registration fee and the local acquisition tax.

How is the notary fee calculated?

The notary fee is set under the Tariff of Notary Fees to the Notaries and Notarial Practice Act. The fee is proportional, with a decreasing percentage based on the value being certified (the value of the property or the transaction).

20% VAT is charged on the notary fee (since 1 January 2007). On top of that, buying property involves a registration fee with the Registry Agency (0.1% of the value) and a local property acquisition tax, whose rate is set by each municipality (usually 2-3%).

If the notary drafts the notarial deed, the certification fee is doubled (Notaries and Notarial Practice Act (ЗННД), Art. 94(2)). It is therefore cheaper to bring a ready draft prepared by a lawyer.
